Building in the Venice Lagoon means dealing with a particularly complex environmental and operational context.
It is here, on the island of Tronchetto, that B&B HOTEL Venezia Laguna stands: a newly built hospitality property designed by H&A Associati and constructed by Mengato Gruppo Industriale, with more than 400 rooms and a total floor area of approximately 15,000 m².

A hospitality project in which the building envelope plays a key role in bringing together energy efficiency, guest comfort, durability and architectural identity. Approximately 10,500 m² of TermoK8® systems were installed on the façades, combining TermoK8® Modular Facciavista and TermoK8® Classico Converto to meet different design requirements. The building achieves Energy Class A4, with a non-renewable energy performance index (EPgl,nren) of approximately 70 kWh/m² per year.

Across approximately 11,800 m² of total façade area, the building envelope integrates two different TermoK8® systems. Around 8,500 m² were completed with TermoK8® Modular Facciavista, combining EPS 35-100 FIX R insulation panels with facing elements to bring together thermal insulation and the material expression of the building. In the Venice Lagoon, where exposure to weather, humidity and saline conditions makes durability a key requirement, this solution combines energy performance with the architectural identity of the façade.
The remaining 2,000 m² were completed with TermoK8® Classico Converto, using EPS CONVERTO 35-100 panels and a Rivatone TRV G12 finish, complemented by Rivatone Plus Reflect G12 on the window reveals. Two systems integrated within a single façade design, addressing different architectural expressions while maintaining consistent performance across the building envelope.

The challenge of the Tronchetto project, however, goes beyond façade performance. The building combines engineered timber and reinforced concrete, while the logistical constraints of a construction site in Venice required just-in-time supply management and the coordination of more than 100 deliveries. Within this complex setting, IVAS technical assistance supported the design and installation phases, providing direct on-site support.

The result is a high-performance building envelope designed for the hospitality sector, where thermal insulation, materiality, durability and comfort contribute to the overall quality of the architecture. A project that demonstrates how TermoK8® systems can meet the requirements of hotels and hospitality buildings, combining energy efficiency and design flexibility even in challenging environmental conditions.
